Mitsubishi EACV – Daily Water-Cooled Chiller Maintenance Procedure

Use this daily checklist to maintain the Mitsubishi EACV water-cooled chiller, ensuring consistent performance and compliance in HVAC systems.

General System Overview

  • Visual inspection of entire chiller unit and surrounding equipment for visible leaks, wear, corrosion, or physical damage
  • Inspect pipes, insulation, and support structures for integrity
  • Record total operating hours and compressor starts for the day
  • Ensure equipment is operating within expected limits
  • Test all system alarms including high/low pressure, temperature, and low flow
  • Verify all alarms are functional and audible

Compressor & Refrigerant System

  • Check compressor for smooth operation without unusual vibrations or noises
  • Monitor for signs of overheating in compressor operation
  • Measure refrigerant pressures to ensure within prescribed operating range
  • Check for refrigerant leaks using appropriate detection methods
  • Verify oil levels in compressor are correct and oil is clean
  • Replace oil if necessary according to manufacturer specifications

Heat Exchanger & Cooling Tower

  • Inspect condenser coils for cleanliness and remove debris or dirt buildup
  • Ensure coils are not clogged and clean if needed
  • Verify adequate water flow rate through the condenser
  • Check water temperature entering and exiting condenser meets design specifications
  • Inspect cooling tower for debris, scale buildup, or fouling

Water System & Treatment

  • Verify proper water circulation through the system
  • Check water pressure is within recommended range
  • Inspect water pumps and check for leaks or unusual sounds
  • Verify water treatment system chemicals are being dosed properly
  • Test pH levels to ensure optimal water treatment performance
  • Test alkalinity and hardness levels for proper water quality

Electrical System

  • Inspect motor and fan blades for wear and proper operation
