Follow these weekly maintenance procedures to optimize chiller reliability, performance, and efficiency.
General System Assessment
- Inspect chiller and surroundings for leaks, corrosion, or structural damage
- Review compressor runtime hours, starts, and control logs for performance anomalies
- Test alarm systems and communication interfaces for active or historical faults
- Verify cleanliness around unit, clear debris, and ensure access pathways are open
Compressor & Refrigerant Checks
- Monitor compressor for abnormal noise, vibration, and heat levels
- Check refrigerant pressure and temperature against design setpoints
- Inspect oil level and quality (for oil-lubricated models)
- Test refrigerant leak detection systems and document any findings
Electrical System Testing
- Inspect all electrical terminals, relays, and circuit breakers for wear or damage
- Verify motor amperage, voltage balance, and VFD operation
- Test protective relays, interlocks, and safety switches
- Document power quality data including voltage harmonic analysis
Water System & Treatment Checks
- Record chilled and condenser water flow rates, temperatures, and pressure differentials
- Inspect pumps for abnormal noise or vibration and verify performance
- Test water treatment system for proper chemical dosing and water quality compliance
- Clean strainers and filters to ensure unobstructed water flow
Heat Exchange Performance Checks
- Inspect condenser and evaporator heat exchangers for fouling or scale buildup
- Analyze approach temperatures and thermal performance trends
- Ensure refrigerant distribution across coils is balanced and optimal
- Plan for cleaning if heat transfer performance has degraded beyond acceptable limits
Safety & Protection System Tests
- Test pressure relief valves, emergency stop systems, and shutdown interlocks
- Verify proper function of alarm systems and remote monitoring devices
- Check for compliance with OSHA, ISO, and applicable safety regulations
- Document any deficiencies and corrective actions needed
Performance Analysis & Documentation
- Analyze weekly energy efficiency metrics such as kWh/ton ratio and COP
- Compare actual performance data with design expectations and past trends
- Prepare a detailed weekly inspection report highlighting operational issues and corrective actions
- Upload inspection records to Oxmaint portal for digital tracking and reporting
