General System Overview
- Perform visual inspection of chiller and surrounding equipment for wear, corrosion, or damage
- Check and record total operating hours and compressor starts
- Verify all alarms are active and review alarm history
- Check for any unusual odors or sounds during operation
- Ensure adequate clearance around equipment for ventilation
Compressor & Refrigerant System
- Inspect compressor for smooth operation, no unusual vibrations or noises
- Measure refrigerant pressure and confirm within operating range
- Check oil levels in compressor sight glass
- Inspect oil for contamination or discoloration
- Verify oil heater operating properly to prevent refrigerant migration
- Check suction and discharge temperatures
Electrical Components
- Inspect electrical connections and wiring for tightness and corrosion
- Check motor amperage against specifications
- Inspect motor for overheating or damage signs
- Verify control panel displays accurate readings
- Check all switches and buttons are operational
Water Systems
- Verify chilled water flow and pressure within optimal range
- Inspect pumps and ensure no blockages
- Check condenser water flow for sufficient circulation
- Inspect pump operation and flow meters
- Record entering and leaving water temperatures
- Check for water leaks around pumps and connections
Heat Exchangers
- Inspect condenser and evaporator coils for dirt, scale, or debris buildup
- Clean coils as necessary to maintain heat transfer efficiency
- Check approach temperatures are within specifications
- Verify proper refrigerant distribution across circuits
Safety & Protection Systems
- Test pressure sensors and temperature sensors for proper operation
- Verify high/low alarms functioning correctly
- Ensure emergency shutdown system is operational
- Check all safety interlocks are functioning
- Verify refrigerant leak detection system active
Performance Monitoring
- Monitor and assess system operational efficiency
- Compare performance with expected parameters
- Review energy consumption for patterns or issues
- Record current kW/ton efficiency
- Check capacity control response to load changes
Documentation & Reporting
- Record all activities and inspections in weekly log
- Document any maintenance performed
- Note any abnormal conditions found
- Update equipment status in maintenance system
- Schedule follow-up for any identified issues
